Ventilation: why it matters
A roof deck sits between outdoor weather and the attic. When an attic can't breathe, summer heat and winter moisture build up under the deck. That can shorten shingle life, encourage condensation that looks like a leak, and make the rooms below harder to keep comfortable. Most shingle roofs vent by drawing air in low, at the soffits, and letting it out high, at the ridge or through roof vents. Blocked soffits, mixed vent types and bath fans that dump into the attic are common problems.
- Checking intake and exhaust venting, and whether they're balanced.
- Ridge venting installed or replaced as part of a re-roof.
- Correcting ventilation problems behind recurring condensation or heat.
- Pipe boots and vent flashing replaced so penetrations stay dry.

Ventilation on Reston's contemporary roofs
Some of Reston's early modernist townhouses, such as Hickory Cluster and Coleson Cluster, were built with flat roofs, and many contemporary houses have shallow or single-slope roof planes. Low-slope and flat roofs vent differently from a standard attic, and sometimes there's very little space to vent at all. We look at what's there before recommending anything, and we won't propose a standard ridge-vent package on a roof that isn't built for one.
The roof edge and gutters
Water leaves the roof at the eaves, so drip edge, the first course of shingles and the gutter have to work together. On Reston's wooded lots, gutters clog fast; leaves and needles back water up under the roof edge and over fascia boards. Roofing Roughnecks installs Leaf Relief gutter guards, which keep leaves and debris out of the gutter while letting water through, and it's a reasonable add-on when a roof sits under trees.
If you're applying to Reston Association for a re-roof, include any gutter change. RA's roofing application checklist asks you to indicate existing or proposed changes to gutters and downspouts, or the addition of gutter guards. One Reston design guideline, for cluster teardown and infill projects, says the DRB generally requires exposed hardware such as flues, vent caps, gutters and downspouts to match the color of the surface they're attached to. Ask your covenants advisor what applies to your home.
Cost
Ventilation and flashing work is usually part of a replacement or repair scope rather than a separate line. The division's cost guide lists ventilation and flashing among the factors that move a roofing price, and its typical Northern Virginia reference range for roof repair, which includes ventilation issues, is $500–$3,500.
