How a Reston Roofing Project Works

1. Consult: what you'll do

Tell us what you've noticed and what you want. Mention whether you're in a cluster association, a single-family home outside a cluster, a condominium, or a Reston Town Center property, because each has a different review path. If you know your covenants advisor, or have past RA approval letters for the house, have them handy.

2. Design: what you'll do

We turn the inspection into a material plan and a written scope. Read it closely, especially how decking damage is handled, which flashing is replaced, and what happens to any skylights. Meanwhile, look up your cluster standard or the Design Guideline that applies to your home on the Reston Association website, or ask your covenants advisor which review level your project needs.

3. Select: what you'll do

Choose the shingle line and color, and decide on any windows. If your roof matches the cluster's DRB-approved palette, RA's cluster Roofing guideline says your advisor can verify it and record it without an application. Otherwise, apply now: product photos, material type, elevation photos and neighbor signatures. Wait for the written decision before anything is ordered.

4. Build: what you'll do

Clear the driveway for materials and a dumpster, move cars and fragile things away from the house, and let neighbors know, especially in a townhouse cluster where walkways and parking are shared. Don't remove or cut trees for access unless that's been approved; RA's FAQ includes tree removal among changes that need approval. Expect noise during tear-off, and expect the schedule to move with the weather.

5. Complete: what you'll do

Walk the property with us and raise anything that needs attention. Keep the scope, product information and your RA decision letter together. RA's FAQ says approved work must begin within six months and be substantially complete within eighteen months unless the decision says otherwise, so finishing inside that window matters too.
